Strengths Identified#
The regulator highlighted several strengths in Peabody's operations. These include effective board oversight, solid financial planning, and a risk-based approach to managing building safety. The assessment also noted that residents are treated fairly and have opportunities to participate in decision-making processes.
Areas for Improvement#
Despite the positive aspects, the RSH identified areas where Peabody needs to improve. Key issues include the performance of repairs, especially the speed and reliability of emergency and priority repairs. The regulator emphasized the need for quicker responses to damp and mold problems, better use of data to enhance services, and improved handling of complaints.
Future Plans#
Caroline Corby, Chair of Peabody Group, acknowledged that while resident satisfaction is not where it should be, the organization has plans in place to address service failures. Chief Executive Ian McDermott noted that the regulator’s assessment aligns with Peabody’s own improvement strategies, which include enhancing local repair services and establishing new resident-led panels as part of their three-year service improvement plan.
